Challenge: To help Host & Stay stand out in the highly competitive UK holiday property management sector.

Dominated by established players like Sykes, Cottages.com, and Holidaycottages.co.uk, the market was saturated with “ad noise.” Our task was to craft a digital campaign that would not only capture attention but also clearly and quickly articulate Host & Stay’s unique value proposition as the superior choice for property owners seeking to maximise rental income and minimise effort. The primary objective was to attract property owners actively looking for a more profitable and truly hands-off management solution.

Solution: We developed a targeted digital campaign that directly spoke to property owners’ pain points and powerfully leveraged Host & Stay’s two core differentiators:

(1) Highlighting truly end-to-end, hassle-free management. Our campaign highlighted the peace of mind that comes with fully-managed housekeeping and proactive maintenance.

(2) Showcasing market-leading revenue via smart OTA integration. Instead of directly competing with Online Travel Agents (OTAs) like Airbnb and Booking.com, Host & Stay utilised their brand strength to the owner’s advantage. This innovative approach consistently delivered 30% more revenue for owners compared to traditional letting agents.

Outcome: A 43% reduction in Cost Per Lead (CPL). Our highly relevant and compelling messaging resonated deeply with the target audience, leading to significantly more efficient and cost-effective lead generation.

Significant improvement in Conversion Rate (CVR). Our clear articulation of how Host & Stay solves key owner challenges (the burden of hassle and the frustration of lower revenue) resulted in a much higher percentage of leads converting into engaged prospects and, ultimately, new clients for Host & Stay.
